KEY DELIVERABLES
Designing checklists to assist Project with regard to “completion time lines” of various facilities, services and amenities.
• Establishing process flow of operations of various essential services like: Security, Housekeeping, Parking Management, Communications/Entertainment Systems, Metering and Billing System etc.
• Suggesting best practices with regard to implementation of promised amenities / facilities (if any) like: Building Management Systems (BMS), CCTV, Home Automation, Wi-Fi, Home Entertainment system, Access Control and Amenities at Club House etc.
• Preparation of various process flows & documents related Handing Over & Facility Management of the complex including: o Checklists – Project Completion & Final Finishing of Units/Flats o Parking Allocation, Documentation/Agreement & Management o Management of Maintenance Activities & Agreement o Electricity & Backup Supply Norms & Agreements o Undertaking/Agreement/Norms for “Fit Out Works” o Working Regulations & Work Permits o Settling Down & Norms of the Complex
• Assistance in placing of the Staff for Handing – Over & subsequently to be used for Facility Management.
• Ascertaining Cost of Maintenance as per facilities and services offered.
• Preparation & Implementation of Schedule of Tariff for various charges like Electricity Metering, Common Area Maintenance, Common Area Power and other Utilities and Amenities.
• Assisting in “Evaluation & Finalization” of various vendors for rendering various Facility Management Services at the complex including: o Manpower – Numbers & Cost o Material – Quantity & Cost o AMCs o Insurances etc.
• Establishing “Service Level Agreements” (SLAs) with various service providers.
• Preparation of inventory of installations with their DLPs & cost of AMCs. • Facilitating / assisting in settling down of the unit owners in the complex.
• Assisting in “Taking – Over” of the facilities / services from the Project Team and their Vendors.
• Monitoring of implementation of various maintenance schedules, AMCs & performance of Facility Management Services provider (s) at the complex.
• Auditing service providers with regard to services rendered.
• Verifying service provider’s bills.
• Guidance to Facility Management Team.
• Establishing norms / rules & regulation of complex to induce harmonious living in the complex.
• Taking feedbacks for further improvement / improvisation and achieving all around satisfaction.
